Tools: calculators for property damage decisions
Our tools turn published data into a quick estimate for your situation. Each one shows its inputs, its data sources and their dates, and its limits. The rule that matters most: a calculator gives a range, not a quote. Use it to check whether a contractor's price is in a normal band, then compare written quotes. We never ask for your contact details.

Tools
What can these tools do for you?
They give you a starting number before you talk to a contractor. The mold remediation cost calculator takes the size of the moldy area and where it is, then returns a low-to-high range drawn from the published sources on our mold remediation cost guide. Those sources disagree, so the calculator shows the spread instead of hiding it.
How to use them well
Measure first. A rough length times width of the affected area is enough. If the area is under about 10 square feet, EPA says most people can clean it themselves, so you may not need a pro at all. See how to get rid of mold. If it is larger, run the calculator, then get written quotes and compare them line by line. Our questions to ask a restoration company will help you spot what a quote leaves out.
What the tools will not do
They cannot see your home. A calculator does not know whether mold has spread inside a wall, whether water was clean or contaminated, or what your policy pays. It also cannot tell you whether a job is safe to do yourself. Treat the result as a reference point for a conversation with a contractor or your insurer, not as a final answer. Each tool lists its assumptions and the date of its data, and we update the numbers when the underlying sources change.
More tools are in progress. Until then, every cost guide carries the same sourced, dated tables the calculators use.
