Mold assessor

Definition

A mold assessor inspects a building to find where mold is, how much there is, and what caused it, often with sampling. Florida, Texas, New York and Louisiana license assessors. In Florida, an assessor may not also remediate the same job.

What it means

A mold assessor evaluates a building for mold. Florida law defines mold assessment as physical sampling and detailed evaluation of building history and inspection data to form a hypothesis about the origin, identity, location and extent of mold growth of more than 10 square feet (§468.8411). A mold assessor is anyone who performs or directly supervises that work.

Florida, Texas, New York and Louisiana license mold assessors. In Florida, DBPR licenses individuals only, not companies, and assessors must carry general liability and errors and omissions insurance of at least $1,000,000. Most other states have no mold license.

Why it matters to your home and your bill

The assessor’s report usually defines what the remediator will do, so independence matters. In Florida, an assessor may not perform or offer remediation on a structure their company assessed within the past 12 months. New York’s mold program also bars the same person from assessing and remediating one property and requires an independent assessment to set the remediation scope. When you hire an assessor, ask whether they have any business tie to the companies they might recommend.
